5 Lake Safety Tips from the 505 Ranch

For everyone using Cedar Creek Lake, and especially for those who have chosen to build their second home at the 505 Ranch Club… we want you to keep lake safety on your mind this summer. Water mishaps can and do happen, so here are five tips that will help to keep your family save and enjoying the water throughout the entire season:

  1. Exercise good sense: Avoid letting your child swim at your beach, the clubhouse pool or your back yard pool, or in the harbor area without lifesaving aids that you have tested to make sure they work well and won’t slip off.
  2. Think ahead and anticipate: Be cautious about leaving toys floating in the water. Your child may be tempted to fish them out when you’re not looking.
  3. Teach your children to swim: When signing your child up for swimming classes, we advise that you pick a program that includes water survival skills.
  4. Be ready for an emergency: Learn basic first aid and pick up lifesaving skills so you can respond effectively to a water emergency.
  5. Drum in safety rules: Rules such as “do not swim alone,” and “swim in supervised areas only” and “check the water depth” should be repeated until they are well followed.

We want the time you spend in your second home at Cedar Creek Lake to be the highest quality experience you can have with your family. Fun at the Teepee

At sunset the family gathers around a fire pit. The kids poke at the logs, and sparks fly skyward revealing a bed of embers ready for toasting marshmallows and s’mores. More “green sticks” are needed, so Dad combs through the brush and finds some green twigs with a fairly sharp point. Toasted marshmallows are brandished followed by a discussion on the fine points of marshmallow cooking – should they be slightly charred or just tanned? The youngest holds up a marshmallow torch and Mom reminds everyone that burning marshmallows is “no-no”. When darkness falls, the older kids go into the teepee where their sleeping bags, pillows, drinks and snacks are waiting. Mom and Dad and the young ones head back to the house with the promise that, yes, the young ones will be able to sleep over in the teepee one day soon.

Now, here’s a recipe to get it all rolling: Place one marshmallow on a roasting stick followed by a caramel or Rolo candy. Top with another marshmallow. Roast over campfire coals until golden. Do not flame the marshmallow. Pull the bottom marshmallow up over the candy so it is completely covered. Be sure and let the caramel cool before eating, and have a ton of fun!

Bass Fishing on Cedar Creek Lake

Excitement is in the air! Families, fishing enthusiasts and owners of lake homes at Cedar Creek Lake are gearing up for a great spring season of bass fishing. In March, April and May the white bass and hybrid striped bass are aggressively feeding. The beginning of bass fishing season brings large numbers of anglers and nature-loving families out to this beautiful Texas lake only 45-minutes from Dallas! Cedar Creek Lake offers great bass catches and, as every fisherman knows, the white bass and hybrid striped bass provide some very exciting catches for the anglers as well as great eating for the entire family.

Cedar Creek anglers usually follow the birds to locate schools of white and striped bass. These bass are hunter fish, so the techniques used to catch them are different than with other types of fish. In the warmer months, during the day, most bass will be found in deep, cool holes at the bottom of the lake. But in the spring, the cooler seasons or on cool summer evenings, most bass will be found in shallow water. Many local fisherman use live bait, such as night crawlers and others use top water lures and slabs.

Interview With a 505 Homeowner

If you’re thinking about buying a second home or considering a lake homes development, one of the recommendations of other home buyers is that you interview people who live there. Find out from a resident if promises are kept, if the place is as perfect as it seems, and if your potential neighbors are enjoying being there as much as you believe you would.

An ideal place to find lake homes near Dallas, Texas is Cedar Creek Lake. Cedar Creek is the fourth largest lake in Texas, with 320 miles of shoreline. It’s not only tremendously popular as a destination for boating and fishing; it is a destination for equestrian recreational activities, having fun with 4 wheelers, relaxing in nature and observing wildlife, walking nature trails – it’s simply a great place to be. What makes it ideal is that it’s only 45-minutes from Dallas, so visitors and homeowners can get away from work and stress quickly and easily.

Roger Johnson and his wife Michelle selected a luxury homes development on Cedar Creek Lake several years ago, called 505 Ranch Club.  Around four years ago they purchased 1 ½ lots, and built their lake home two years ago. Roger recently agreed to be interviewed with regard to his experience. In our phone conversation Roger expressed his primary reason for choosing 505 Ranch Club. “This has been a place where my family has made a lot of memories. There are moments, as your children get older, when they are less able to spend time with you. Going out to 505 Ranch we can get some important time with each other, creating memories that we otherwise wouldn’t have. We chose this for our family, in support of having a good time with our daughters.”

According to Roger, he couldn’t have made a better choice. His family uses the second home all four seasons. Roger said, “You can use the lake six months a year, even when it’s cool. And in the other months there are lots of things to do, for example our girls love riding 4 wheelers.” Another thing Roger appreciates is that the development is gated. He explained that his wife feels secure enough to go down without him, with her friends. She’s not particularly outdoorsy, but they go down just to get away for a day or two. She knows that if she has problems with any equipment she can call maintenance men hired by homeowners association, so she really feels safe and taken care of.

Roger went on to say how much he too appreciates the advantages of services offered. He explained that even though it’s only a 45 minute drive, he often doesn’t have the time to drive out to the house if there is something that needs to be done. He can just call if the plumber needs to be let in, or sometimes he doesn’t even need to call. Roger explained, “When the temperature dropped to freezing, my hoses were disconnected and caps were bought to protect the external water fixture without me even asking.” Then Roger gave another example, “About six months ago I needed to replace the tires on the 4 wheelers, but I would have missed a whole day of work going out to do that. So I called, and one of the guys took the 4 wheelers, put new tires on, brought them back and put them in the garage.”

When asked about the frequency of his family’s visits to Cedar Creek Lake, Roger said that they have a lot of things going on in Dallas, so they can’t make it out every weekend. They go out for holidays and Spring break, and then once a month on the average. With lake homes there are a thousand things to do in the summer, so trips are more frequent then. Roger described the beach area (which is great even for little kids as the descent into the lake is very gradual), the pool, horseshoe pit, kayaks, skeet range that his kids enjoy, and he said one of his daughters plans to take riding lessons as well.

A number of other questions were asked: 1) regarding the process of building his home, Roger said that he enjoyed it. He got a local builder, got plans drawn up, and the process was fine. He had to go down more often, but that was not a problem; 2) when asked about other homes on the property, Roger said there are six occupied homes right now. They are far enough apart and there’s plenty of open space with a number of people buying multiple lots, so he doesn’t anticipate any space concerns when the development is full; 3) regarding shopping, hospitals and so on, Roger said that it is only about a ten minute drive to anything they need, and yet the property still feels remote. Finally, when asked about wildlife, Roger said he has seen armadillos, possums, fox, coyotes, lots of hawks, turtles, and of course lots of fish!

Tips on Buying a Second Home

We all know how busy our family lives have become, with school, sports, jobs, errands and social activities. This busyness is necessary and often enjoyable, but when everyone is doing their own thing, it limits time that the family unit can spend together. Often when people search the real estate section for lake homes, they’re doing so out of a desire for good quality family time in a relaxed setting away from the hustle and bustle. For most of us, the second home must offer breathing room, space for family and friends, and the pleasures of a lake, woods, equestrian center, or a beautiful vista.

Although you may have begun the search for the perfect lake home or second home, when it comes down to choosing one, the options can be confusing. If you’re looking for a location, which location is best? If you’re looking into a development, what do you have to know about the developer? Dallas realtor, Roger Maese, was willing to take on some of these questions in a recent interview. When asked what the first consideration should be, Roger responded, “Proximity is what you should look for first. If you buy a second home in Florida and you live in Dallas you’re probably going to get to that home two times a year. If you buy in close proximity you can jump in the car after your kids’ soccer game and be there in 45 minutes. You don’t want to buy a second home that is empty eight or nine months out of the year. Your second home should be close by, allowing you to be out there every weekend or whenever you want.” Roger recommends that your location should be no more than an hour away, with gasoline prices and time on the road factored in to your decision.

A second consideration when looking at lake homes is that the house you are building or purchasing be large enough to accommodate friends or extended family. Friends and family will want to join you, and you’ll want to have the space for them to be comfortable. Ideally, your chosen location will have amenities and activities for family and friends. Keep in mind that boredom can set in when there is only one recreational activity available. For example, the lake may be great fun, the harbor may be perfect, but eventually your kids will get bored with boating, skiing and jet skiing. Some additional things you can look for are walking trails, clubhouse and pool, equestrian trails, an equestrian center, an ATV course, skeet and trap range, and a back porch where you can just sit and watch the deer walk by. Thirdly, you’ll want to consider proximity to groceries and medical care. You don’t want a location that is so remote you have to drive a long distance for that quart of milk you forgot, or for that visit to the doctor in the event of an emergency.

If you want to buy into a development, consider whether the amenities are already in, built and operational, or are they promised and planned? Are homes currently being built, and how many are built? If the developer promises amenities that haven’t been built, this is something you should be wary about. If there are a hundred lots and they’ve only sold one, this is something you should question. Ask friends and family if they’ve heard about the development. Ask the general manager who is showing you around if you can get names and numbers of maybe 3-5 people who are already living there so that you can find out for yourself what they’re happy about, what promises have been kept and what promises have yet to be kept.

Potential buyers can go online and investigate the developer in order to do a background check and find out what previous developments they have completed. Roger recommends that you call the developer and ask questions. A good developer will always take that phone call. Ask what their successes are, what they consider their failures, what have they learned, and what adaptations they have made to the new development you’re thinking of buying into. If you call the developer and he avoids the phone call, this should send up a red flag. Roger points out that once you’re satisfied that all of your questions have been answered, and you have visited and looked into the options available near your city, there is no reason to hesitate. Buying or building a second home can be the best decision you’ve ever made for your family. It’s important to also keep in mind that this is a very good time to make stable investments, and real estate is an excellent choice, plus interest rates are lower than they’ve ever been. If you use your investment money to create stability and bring your family together as well, that’s true wisdom.
